Property visits are conducted, and inspection checklists are completed assuring our clients that the facility is maintained to the highest standard. This system allows us to view our properties proactively. The Upstate Commercial Property Management team will obtain estimates, provide them to clients and proceed as directed.

Each of our clients access to MHelpDesk, a web-based work order system allowing users the ability to enter, update and track work tickets. MHelpDesk will provide one centralized location for requests. The well-maintained system is updated on a regular basis to allow us to produce accurate information and reporting to our clients. Checking on work orders and viewing status reports is simply a click away for users with internet access.  All work requests are contained within this portal and distributed daily via text to the appropriate facility personnel to be completed. 

Management of facilities is our area of expertise.  Our staff can take on the responsibilities of the contractor bidding process and supervision of contractors; identify savings in areas such as utility costs; attend to life safety requirements and in-house weekly safety meetings; assure that preventative maintenance is being completed and is current. The Property Management Scope of Work Includes:

  • Utilization of web-based work order system, mHelpDesk, allowing the user the ability to enter, update and track work tickets
  • Regular review and reporting of work orders
  • Assist in contract bidding process
  • Evaluation of property services & supervision of subcontractors
  • Correspond with Owner on suggested and necessary work
  • Facility Engineer to conduct a weekly site inspection of the interior and exterior of the property
  • Maintain reliable emergency vendor list
  • Proper procedures in place to handle emergency situations
  • Reliable staff available on an as-needed basis (24/7)
  • Team approach allows for back-up personnel to the primary responder
